Do you advise prospects to use you because you have experience, and teach them why that experience is valuable? SO DO I!

Q: What's a digitally encrypted signature file? Do I need one?
A:
If all parties are amenable, you can send an e-mail, include a digital signature, and it's just as binding as a handwritten signature. It's not a must to have one right now, because virtually no one is using them - BUT -  Why not get it now, so that when a client asks for yours - you have one, and you don't have to go jumping through hoops to get one fast!

Q:  What software should I use to create and/or maintain my Web site?
A:
A Simple answer is MS Front Page. But WHY? If you dig around, you will hear people talk about Dreamweaver and others. The common "dis" that purists will use against Front Page is that it throws a bunch of garbage HTML into the code. To a certain degree, that is true. What is also true is that it it is the easiest to learn and use; it is used by more people than any other one, so there are more peoples brains to pick about it, and more classes and such available for it. Ask one or two Web masters which to use and you'll get one or two opinions. I've asked at least a dozen!

Q: What is defragmenting my hard drive, and is it necessary?

Q: Why not use Outlook or ACT as my contact manager?
A:
Real Estate specific software programs are all about eliminating redundancy, streamlining the brochure/flier process, and the the one thing that CAN NOT be duplicated in Outlook; activity plans. w/r to the redundancy, if you are using Outlook, Word, and Publisher, and are doing contact management, e-mail, and fliers, without keying in the names and other info more than once, and without maintaining 2 different databases, which can be done, but is beyond most agents, then that is a negative for them. w/r to activity plans, if you are not using them, then Outlook is probably fine. The issue is that you SHOULD be using activity plans. It's typically painful getting into the habit of using them efficiently, but once you get over the hump, it is well worth the effort. It will organize you more than is otherwise possible, eliminate the bulk of the training process of a new assistant, give you the ability to sell your business when the time comes, and reduce your stress levels dealing with repetitive detail tremendously.

If you are unimpressed with Agent Office, it is because it is difficult to see the overall value without someone showing it to you comprehensively, and in a context of how you run your individual business. I must tell you that I am a reseller of Agent Office, but only recently. I have been training people and pounding the drum for it since 1995. I have NEVER told anyone that is the end-all be-all for agents. It is simply the easiest to pick up and implement, and the best tool available. The least of all the evils. It is a better contact manager for Real Estate Agents, than anything else out there. It can't compare to Word or Publisher in their functions, but is more than capable of providing what you need.


My forte' is efficiency. My opinion is that you should not be trying to impress people with a Publisher flier vs. a flier created in OLA. You should not be creating individual responses in e-mails and letters the vast majority of the time, when you could make them templates/form letters. You should not be sending hand written thank you notes, when a form letter thank you will get you nearly the same amount of "brownie points". Our business is about time. If you want to do a significant number of transactions per year, virtually everything you do more than once, should be an automated process, and those processes should be in a software program, and NOT in anyone's head.

At the risk of being self-serving, you may want to look at Tech-Speed.

I could go on for page after page... The point is - why hire someone with limited experience, when you can have someone with the MOST experience in this region?

Real Estate software training comes naturally to Gary as he was a computer technician in 1980. He started in technology a LONG time ago, and brought it with him into his Real Estate practice in 1987.


He did 45 transactions in his last year as a RE/MAX agent, enough to apply technology for efficiency, and later, spent a year automating an agent that did 140 transactions in one year. Without having been in a situation where efficiency through automation is necessary, can you really have a deep understanding of what really is necessary, and practical?


Look around this site. There is a tremendous amount of information here. Take a look at Real Estate Agent Tools. It has taken years to compile this list of over 1000 links to Real Estate Software and service related technology. You learn a lot creating something like that!  


He has a RECS designation because he worked with the author of the original course, and now has re-written this 800 slide Power point Presentation, and has been teaching the designation course since it's inception.  


He has taught thousands of students Real Estate Software, Real Estate Law, Fundamentals & Practice, Exam Preparation, Using the Internet to Serve Consumers, & Internet Resources. Teaching that many students gives a deep, internalized understanding of the subject matter.


For over 6 years now, Gary has been an active member of several Real Estate list-serv communities with over 10,000 members, spending at least an hour a day keeping up with all the trends and new tools available in a national scope. 


He has spent many hours of research and discussion on the topic of IDX and VOW's. Sandy Teller of Sizzling Studios, a nationally acclaimed Web site designer, refers people to Gary to learn about it.
